The Maintenance Supervisors or Team Leaders manage a group of Maintenance Technicians and are responsible for assigning work orders, scheduling, and ensuring that work is completed on time and to a high standard. Maintenance Technicians are responsible for carrying out the maintenance and repair work on the hotel’s equipment and systems.

Duties and Responsibilities of a Maintenance Department

The maintenance department is responsible for ensuring that equipment and facilities in the hotel are operating safely and efficiently. Some of the key duties or functions of a maintenance department include:

Inspection

The inspection function of the maintenance department involves routine checks of plant facilities to examine their condition and to check for needed repairs. The frequency of inspections depends on the intensity of the use of the equipment, and inspections ensure the safe and efficient operation of equipment and machinery.

Engineering

The engineering function of the maintenance department involves alterations and improvements to existing equipment and buildings to minimize breakdowns. The maintenance department also undertakes engineering and supervision of constructional projects that will eventually become part of the plant. Engineering and consulting services to production supervision are also the responsibilities of the maintenance department.

Maintenance (including Preventive Maintenance)

The maintenance function of the department includes the maintenance of existing plant equipment and buildings, as well as engineering and execution of planned maintenance, minor installations of equipment, building and replacements. Preventive maintenance is an essential part of the maintenance department’s duties, which involves preventing breakdowns before they occur by well-conceived plans of inspection, lubrication, adjustments, repair, and overhaul.

Repair

The repair function of the maintenance department involves corrective repairs to alleviate unsatisfactory conditions found during preventive maintenance inspections. This includes unscheduled work often of an emergency nature, necessary to correct breakdowns, and it includes trouble calls.

Overhaul

The overhaul function of the maintenance department is a planned, scheduled reconditioning of plant facilities such as machinery, etc. Overhaul involves replacement, reconditioning, reassembly, etc.

Construction

In some organizations, the maintenance department is provided with equipment and personnel and it takes up construction jobs as well. The maintenance department handles construction of wood, brick and steel structures, cement and asphalt paving, electrical installations, etc.

Salvage

The maintenance department may also handle the disposition of scrap or surplus materials, including segregation, reclamation, and disposition of production scrap and the collection and disposition of surplus equipment, materials, and supplies.

Clerical Jobs

The maintenance department keeps records of costs, time progress on jobs, and important features of buildings and production equipment, including electrical installations, water, steam, air, and oil lines, transportation facilities, and more.
